# How to Start a Pressure Washing Business in 2026 (Costs, Licenses and First Customers)

To start a pressure washing business, register it, buy general liability insurance, get a 4 GPM washer, surface cleaner and soft-wash pump, and learn your local washwater rules: in most cities, dirty water can't go down the storm drain. With a vehicle you already own, our example start comes to about $7,396.

## Key takeaways

- A starter rig and a vehicle you own come to about $7,396 in our illustrative example; a hot-water unit, tank and used truck take it to about $33,896.
- Washwater is the rule most new washers miss. San Diego, for example, fines illegal discharges to the storm drain up to $10,000 per day per incident.
- On pre-1978 homes, washing that disturbs paint falls under EPA's lead-safe (RRP) rule, including containment of the wastewater.
- Insureon's pressure washing customers pay about $73 a month for general liability and $9 a month for a janitorial bond.
- Housecall Pro puts a whole-house wash at about $312 on average and a driveway at $100–$250.

## How much does it cost to start a pressure washing business?

The machine is the cheap part. A solid cold-water starter rig, a vehicle you already own, registration, marketing and a three-month cushion come to **$7,396** in our example. A hot-water unit, a water tank, a soft-wash system and a used truck bring it to roughly **$33,896**. Insurance and the average job are cited; the other inputs are illustrative, so change them to your own quotes.

**Pressure washing startup costs, line by line**

| Line item | Example amount | Source or basis |
| --- | --- | --- |

| Vehicle | $0 if you own a truck / $18,000 used | Illustrative. Check payload before you mount a full water tank |
| Registration and permits | $300 | Illustrative. Add a sewer discharge permit if your city requires one |
| Launch marketing | $500 | Illustrative. Truck magnets, yard signs, door hangers |
| Insurance and bond | $82/mo | [Insureon](https://www.insureon.com/cleaning-business-insurance/pressure-washing/cost): GL $73 + janitorial bond $9 |
| Phone and software | $100/mo | Illustrative |
| Fuel and maintenance | $350/mo | Illustrative. Engine oil, pump oil, nozzles, truck fuel |
| Chemicals and wear parts | $250/mo | Illustrative. Sodium hypochlorite, surfactant, degreaser, hose and o-rings |
| Ongoing marketing | $250/mo | Illustrative |

_Example: $4,300 up front plus $1,032 a month; three months in reserve is $3,096, for $7,396 total. Insurance verified 2026-10-24._

> **Worked example: a cold-water rig in a pickup you already own**
>
> Up front: $3,500 of washer, surface cleaner, hose reel and soft-wash pump, $300 to register, $500 of signs and hangers: **$4,300**.
>
> Monthly: $82 insurance and bond, $100 phone and software, $350 fuel and upkeep, $250 chemicals and parts, $250 marketing: **$1,032**.
>
> Three months of reserve ($3,096) brings the start to **$7,396**. At a $312 average house wash, 4 washes a month pay the fixed costs.

## Do you need a license to pressure wash?

Most places don't have a pressure washing trade license; you need a business registration and whatever local business license your city requires. The rules that actually shape the job are about **where the water goes**, **lead paint on older homes** and **the chemicals you carry**.

### Washwater and stormwater rules

Storm drains usually run straight to creeks and bays without treatment, and cities regulate them under the federal [NPDES stormwater program](https://www.epa.gov/npdes/npdes-stormwater-program). Dirty washwater full of grease, paint chips and soap is a pollutant. Local rules vary, so here's how three cities spell it out:

**Examples of local washwater rules for mobile washers**

| City | Rule | Detail | Source |
| --- | --- | --- | --- |
| San Diego, CA | Polluted pressure-washing water can't go to the storm drain system | Penalties up to $10,000 per day per incident; don't let water evaporate on pavement, collect it with a wet vac, vacuum boom or pump | [Think Blue fact sheet](https://www.sandiego.gov/sites/default/files/pressure_washing_fact_sheet.pdf) |
| San Diego, CA | Allowed outlets: landscaping (owner's OK, no runoff) or the site's sewer cleanout, sink or toilet at 20 gpm or less | No sewer permit needed under 2,500 gallons a day of exterior washwater | [Mobile business brochure](https://www.sandiego.gov/sites/default/files/legacy/thinkblue/pdf/mobilebusinessbrochure.pdf) |
| Spokane, WA | "Only rain goes down the storm drain" | Get permission before using the owner's sanitary sewer; collect water with a shop vac and dump to a mop sink or toilet | [Spokane mobile washing BMPs](https://static.spokanecity.org/documents/publicworks/wastewater/business/bestpractices/2025/mobile-washing-bmp-2025-08-01.pdf) |

_Checked 2026-10-24. Call your own city or county stormwater office before your first job and write down what they tell you._

In practice, that means a drain cover or berm, a way to vacuum water off the pavement, and the habit of asking the owner where you can discharge. Residential house washing with plain water onto a lawn is treated differently from degreasing a restaurant dumpster pad, which is why commercial work often needs a reclaim system.

### Lead paint on homes built before 1978

Anyone paid to disturb paint in homes, child-care facilities or preschools built before 1978 must be certified under EPA's [Renovation, Repair and Painting rule](https://www.epa.gov/lead/renovation-repair-and-painting-program). EPA's [pressure washing FAQ](https://www.epa.gov/lead/how-do-rrp-requirements-apply-pressure-washing-what-containment-and-other-preparation-are) says pressure washing isn't a prohibited practice, but it carries the same containment requirements: no dust or debris, including in the wastewater, may leave the work area. A gentle house wash that doesn't remove paint is a different job from prepping peeling siding. Ask the build year on every quote, and refer paint prep on older homes to a certified firm (see [how to start a painting business](https://www.brix.so/start/painting) for what certification takes).

### Chemicals and soft washing

Soft washing uses diluted sodium hypochlorite and surfactants at low pressure. Two rules apply. OSHA's [Hazard Communication Standard](https://www.law.cornell.edu/cfr/text/29/1910.1200) requires employers to keep safety data sheets readily accessible during each shift and to train workers when they're assigned and whenever a new chemical hazard is introduced; crews that travel can keep SDSs at the shop if they can get the information immediately in an emergency. And EPA [defines a pesticide](https://www.epa.gov/minimum-risk-pesticides/what-pesticide) as anything intended to prevent, destroy or mitigate a pest, which includes products claiming to kill mold or algae. Use registered products according to the label, and say you "clean" or "remove" organic growth rather than promising to kill it.

### Water supply and backflow

Most residential jobs use the customer's spigot. If you fill a tank from a hydrant, expect a permit and a backflow device. Denver Water, for example, requires hydrant meters to carry a testable reduced-pressure backflow assembly, permits expire after 12 months, and unauthorized use draws penalties starting at $500. A simple hose-bib vacuum breaker on your supply line is cheap insurance on every job.

## What insurance does a pressure washing business need?

General liability is the must-have: high-pressure water strips paint, etches concrete, floods window seals and kills plants. Many customers and every commercial property manager will ask for your certificate before you start.

**Insureon pressure washing customers' insurance costs**

| Policy | Per month | Per year | When you need it |
| --- | --- | --- | --- |
| General liability | $73 | $879 | Before the first job |
| Janitorial bond | $9 | $112 | When customers or contracts ask for it |
| Business owner's policy | $142 | $1,699 | If you have a shop or storage to insure |
| Workers' compensation | $147 | $1,761 | Your first employee, in most states |
| Commercial auto | $262 | $3,143 | Business-titled truck or crew driving |
| Commercial umbrella | $76 | $906 | Commercial contracts with higher limits |

## What equipment do you need to start pressure washing?

Flow (GPM) cleans faster than pressure (PSI). A 4 GPM washer with a surface cleaner does driveways in a fraction of the time a homeowner machine takes, and a separate soft-wash pump handles siding and roofs at low pressure.

**Pressure washing equipment with retail price anchors**

| Equipment | Example and price | Why |
| --- | --- | --- |
| 4 GPM gas pressure washer | Simpson PowerShot PS4240 (4,200 PSI, 4.0 GPM, Honda GX390): $1,199.99 | [Farm & Fleet](https://www.farmandfleet.com/products/1461467-simpson-powershot-4200-psi-40-gpm-honda-gx390-gas-pressure-washer-with-aaa-triplex-pump.html) |

## How to price your first pressure washing jobs

Price by surface and square foot, set a minimum charge, and quote whole-house washes as a flat price. Measure the driveway; don't guess it.

**Typical pressure washing rates by surface**

| Surface or job | Housecall Pro | Thumbtack |
| --- | --- | --- |
| Concrete | $0.20–$0.40 per sq ft | $0.08–$0.47 per sq ft (all surfaces) |
| Vinyl siding | $0.20–$0.50 per sq ft | Not broken out |
| Wood deck or fence | $0.30–$0.55 per sq ft | Not broken out |
| Roof (soft wash) | $0.50–$1.00 per sq ft | Not broken out |
| Whole-house wash | About $312 average ($213–$449) | $241–$418 typical |
| Driveway | $100–$250 | $241–$439 |
| Hourly, residential | $50–$100 per crew member | $75–$90 |

_Sources: Housecall Pro, how to price pressure washing jobs (updated Oct. 19, 2026); Thumbtack, power washing prices (updated Jan. 5, 2026). The two sources measure different things, so treat them as a range check._

Go deeper in [how much to charge for pressure washing](https://www.brix.so/how-much-to-charge/pressure-washing), and build each quote with your own time, chemicals and drive in the [job pricing calculator](https://www.brix.so/tools/job-pricing-calculator). Sell bundles (house plus driveway plus walkway) for a higher ticket per stop, and remember that a 30% markup on chemicals is only a 23% margin; see [markup vs. margin](https://www.brix.so/learn/markup-vs-margin).

## How do you get your first pressure washing customers?

Pressure washing sells itself visually. Your best marketing is a clean stripe across a dirty driveway that the neighbors can see. The full channel plan is in [pressure washing marketing](https://www.brix.so/marketing/pressure-washing).

1. **Wash a test strip.** On your first jobs, photograph the half-done driveway. It's the best ad you'll ever post.
2. **Hit the street the same day.** Door hangers on every house within sight of the job. Neighbors are looking at the clean driveway next door.
3. **Set up your Google Business Profile.** List the towns you serve and post before-and-after photos weekly in season. See [Google Business Profile](https://www.brix.so/learn/google-business-profile).
4. **Call property managers and HOAs.** Sidewalks, dumpster pads and building washes repeat every year. Bring your certificate of insurance.
5. **Answer while you wash.** You can't hear the phone over a gas engine. Text back missed calls between jobs or let a receptionist pick up; the [missed call calculator](https://www.brix.so/tools/missed-call-calculator) shows what silence costs.

## Your launch tech stack

Pressure washing is a fast-quote business: people ask for a price from photos and book whoever answers first. You need a phone line that picks up, a way to send a quote from your truck, and invoices that get paid the day you finish.

**Ways to run the office side**

| Option | Good for | Watch for |
| --- | --- | --- |
| Cell phone and a notes app | The first few weeks | Calls missed over engine noise; quotes forgotten |
| Field service software (Jobber, Housecall Pro, others) | Quotes, scheduling and invoices | You still answer the phone; see [Housecall Pro alternatives](https://www.brix.so/compare/housecall-pro-alternatives) |
| BRIX | Calls answered and quotes followed up while you're washing | Pricing isn't public yet; book a call to see if it fits |

BRIX answers your business line while the washer is running, books the job and texts back anyone who hangs up. It sends the quote, follows up if they don't reply, and invoices with a pay link when you're done.

- [AI receptionist](https://www.brix.so/features/ai-receptionist): Answers every call 24/7, qualifies the caller, books the job and texts back anyone it misses.
- [Missed-call text back](https://www.brix.so/features/missed-call-text-back): Texts a caller back within seconds when a call is missed, so the lead stays with you.
- [Quotes and estimates](https://www.brix.so/features/quotes-estimates): Builds accurate quotes on site and follows up on every open estimate.
- [Invoicing and payments](https://www.brix.so/features/invoicing-payments): Turns finished jobs into invoices and politely chases unpaid ones until the money is in your account.

## How much can a pressure washing business make?

Revenue is jobs per day × average ticket × working days in your season. The variables that swing it: how many jobs you can stack in one neighborhood, how many customers book again next year, and how many rain days you lose. There's no reliable public first-year income figure for this trade, so model your own and check it against the [break-even calculator](https://www.brix.so/tools/break-even-calculator).

> **What raises a washer's profit per day**
>
> **Bundles.** House, driveway and walkway on one visit.
>
> **Repeat plans.** Annual house washes booked in advance.
>
> **Commercial routes.** Storefronts and dumpster pads on a monthly schedule (check discharge rules first).
>
> **Off-season add-ons.** Gutter cleaning or holiday lighting where washing slows down.

## Frequently asked questions

### How much does it cost to start a pressure washing business?

In our illustrative example, about $7,396 with a cold-water starter rig and a vehicle you already own, including three months of fixed costs. A hot-water unit, tank, soft-wash system and used truck bring it to about $33,896. Use the calculator with your own quotes.

### Do you need a license to start a pressure washing business?

Usually no trade license, just business registration and a local business license. But washwater rules apply almost everywhere, and on pre-1978 homes, washing that disturbs paint falls under EPA's lead-safe RRP certification. Ask your city's stormwater office what it requires before your first job.

### Can I let pressure washing water go down the storm drain?

Generally not if it carries soap, grease, paint or dirt. San Diego, for example, fines illegal discharges up to $10,000 per day per incident and allows washwater only onto landscaping with no runoff or into a sewer connection. Rules vary, so check locally and carry reclaim gear.

### How much is insurance for a pressure washing business?

Insureon reports its pressure washing customers pay about $73 a month for general liability and $9 a month for a janitorial bond (updated Sept. 8, 2026). Workers' comp averages about $147 a month once you hire, and commercial auto about $262.

### What equipment do I need to start pressure washing?

A 4 GPM gas pressure washer, a 20-inch surface cleaner, hoses and a reel, a 12-volt soft-wash pump, reclaim gear and safety equipment. A water tank helps where spigots are weak, and a hot-water unit is mainly for commercial grease work. A starter cold-water rig costs a few thousand dollars.

### How much should I charge for pressure washing?

Housecall Pro reports concrete at $0.20–$0.40 per square foot, a whole-house wash averaging about $312 and driveways at $100–$250. Set a minimum charge, price by surface and size, and bundle services on one visit to raise your ticket.

### Is soft washing different from pressure washing?

Yes. Soft washing uses low pressure with diluted sodium hypochlorite and surfactants to clean siding and roofs without damage. It needs a separate pump, chemical handling and safety data sheets, and products that claim to kill mold or algae are regulated as pesticides, so follow the label.
